GRESB real estate update: Early access to asset analytics & REAL Benchmarks update

As the assessment season draws to a close, we’re pleased to share new updates available to GRESB Real Estate Members to help you make the most of your data—starting now.

From early access to asset-level data via the Asset Analytics tab to expanded benchmarking capabilities in REAL Benchmarks, these enhancements are designed to provide deeper insights and stronger support for data-driven decision-making and real-world performance outcomes. Explore what’s new below.

Early Access to Asset-Level Data with Asset Analytics

Each year, non-listed real estate participants have the choice to share their asset data with investors via the GRESB Portal. The Asset Analytics tab allows participants and investors to engage meaningfully with asset-level data beyond the portfolio results available in the Benchmark Report.

For the first time in GRESB’s history, real estate investors and participants will gain early access to asset-level data through the Asset Analytics tab—starting this July. Early access offers new opportunities for performance analysis, engagement, and strategic planning, all before the final results are released in October.

What’s included:

  • Asset-level metrics calculated from the performance data available in the GRESB Asset Portal
  • Energy, GHG, Water, and Waste metrics, such as data coverage, like-for-like, and consumption metrics, and intensities

Asset-level data will become available in July upon submission into the GRESB Portal and will be refreshed when final results are released in October. Participants can choose to share their data with investors in July, October, any other time in between, or not at all.

How to access the Asset Analytics tab:

  • Log into the GRESB Portal and navigate to the Asset Portal
  • Click on the “Analytics” tab

If a participant chooses to grant access to investors, all investors with access to the entity’s results will also see the Asset Analytics tab. Participants can review the list of investors with access to the entity by selecting the relevant entity and navigating to the Benchmark Report and clicking on Investor Access.

Participants can also confirm whether they have opted to share asset data with investors by reviewing their 2025 Real Estate Assessment Settings.

NEW: Top 15% and 30% performance thresholds with REAL Benchmarks

GRESB REAL Benchmarks now includes performance thresholds for the top 15% and top 30% of assets, along with new ASHRAE thresholds. 

Available year-round, REAL Benchmarks is a private dashboard for real estate managers and companies to delve into the energy and GHG emissions data of all assets within their portfolio. It supports detailed analysis of how each asset contributes to the portfolio’s overall performance and allows users to benchmark assets against peers, decarbonization pathways, and other assets within the portfolio.

REAL Benchmarks is built on a unique asset-level database drawn from GRESB’s annual Real Estate Assessment. The new thresholds will further support EU Taxonomy alignment analysis and unlock deeper insights.

This update marks the transition of REAL Benchmarks into a customizable benchmarking tool, empowering users to choose the benchmarks that best suit their needs and strategy.

REAL Benchmarks is undergoing further development to continue to evolve into a flexible, data-driven solution that supports better asset-level insights and decision-making across your portfolio. Stay tuned for more updates in the coming months.

Updated CRREM pathways

The latest CRREM decarbonization pathways for the United States and Canada have now been released and are going to be fully integrated into GRESB products. These updated regional pathways represent a major milestone for GRESB participants with North American portfolios, providing them with a regionally relevant measure of risk. GRESB is in the process of incorporating the finalized CRREM pathways across relevant product offerings, including the GRESB Benchmark Report, REAL Benchmarks, and the Transition Risk Report.
