Opportunities Are Sprouting Everywhere: What We’ve Been Talking About
NZGBC’s Green Property Summit 2025
Ngā mihi nui to our Industry Partners NZGBC for the warm welcome at the Green Property Summit 2025. On a packed day of content, my highlights included:
- “It doesn’t pay to short-change climate action” said Matt Kean, Chair of Australia’s Climate Change Authority, who also described himself as a “garden variety capitalist”
- The gas shortage in Aotearoa is causing business closures and job losses—there is now a fixation on supply
- The added complexity of seismic strengthening in the NZ market—the Earthquake-prone Building Act also offers opportunities to make climate adaptations at the same time as making them safer
- Financing the transition—70% of NZ exports are going to markets with climate legislation, so it’s essential to consider for portfolio resilience.

WELL Summit Sydney
Steve spoke at the WELL Summit in Sydney on a panel about sustainability and social sustainability in action alongside Lisa Hinde (Precinct Properties), Devan Valenti (AESG), and Danny de Sousa (Brookfield). The panel revealed how strong social sustainability strategies drive impact, strengthen sustainability, and deliver business value. There was also a timely reminder from Lisa about the pressure on sustainability professionals and the importance of looking out for each other.
Other themes of the day included how partnerships, innovation, and cross-sector collaboration are reshaping buildings, and the importance of tackling indoor air quality.

IREI Global Real Estate LP/GP Roundtable
While Steve was at the WELL Summit, I joined our partner IREI down in Melbourne for their LP/GP session. Some of the key themes I was interested to learn about included:
- Some Super Funds are starting to pivot away from the U.S., with a greater focus on the domestic market
- Direct investments in real assets can give investors influence with social and governance aspects, alongside environmental outcomes
- Investors are increasingly viewing sustainability as additional value
- Some GPs are beginning to integrate real estate and infrastructure teams, largely because of the move into digital infrastructure. However, the LPs cautioned against this, given the different inherent risks and skillsets required.
I was also delighted to pop in and see some of our members while I was down in the Education State. The themes of focus I heard come up time and time again were nature and biodiversity, and physical climate risk/resilience.
