Measurabl on a New Path Forward for Real Estate Sustainability
ENERGY STAR Portfolio Manager (ESPM) has served the real estate industry wellāfacilitating performance benchmarking, supporting regulatory compliance, and enabling green lending across more than 330,000 buildings. As the program now faces potential elimination, the industry is being asked to consider something it hasnāt before: How should we define and manage sustainability performance in the years ahead? The moment invites a broader conversation about whatās needed to meet todayās challengesāmore timely, standardized, and globally consistent tools that reflect the scale and complexity of modern real estate.
Drawing from conversations with owners, investors, and partners, GRESB Global Partner Measurabl outlines five foundational principles for building the next generation of sustainability infrastructure. Whether or not ESPM remains, the questions raised are worth askingāand the decisions made now will shape the future of data, risk mitigation, and value creation across the built environment.

GRESB Supports ENERGY STAR
As the future of ENERGY STAR faces uncertainty, GRESB supports ongoing efforts to ensure its continued role in the market.
For US and Canadian asset managers, ENERGY STAR is the industry standard and has long served as a critical piece of infrastructureādelivering immense value to both the public and the real assets market for decades, resulting in better performance and generating billions in energy cost savings and value for private asset owners.
GRESB is committed to supporting a future where ENERGY STARās core functions are maintained and accessible. We encourage participants to stay informed, engage with industry efforts, and explore planning strategies for reporting continuity.
GRESB and iMasons to Launch First Global Data Center Benchmark
Last week, GRESB and Infrastructure Masons (iMasons) announced a strategic partnership to create the first global sustainability benchmark tailored to data center investments. A pilot assessment is set for Q3 2025, with full market rollout expected in 2026. The benchmark is being developed in collaboration with a Working Group of 20+ leaders across automation, energy, tech, and asset managementāfocused on the sustainability challenges most material to data centers, including energy, water, and worker health and safety.
