GRESB 2025 Benchmarks reflect industry maturity and continued progress toward responsible investing 

Amsterdam, October 15—GRESB, the leading benchmark and strategic partner for resilient and high-performing investments across real assets and climate-critical industries, today released the results of its 2025 Real Estate and Infrastructure Benchmarks, reflecting an industry-wide commitment to responsible investing and operational excellence.

Despite a year of macroeconomic uncertainty and geopolitical headwinds, participation in the GRESB Benchmarks remained stable, delivering robust insights and improved performance across the board.

A total of 1,002 fund managers participated in the Real Estate Assessment, submitting 2,382 assessments, with 239 entities participating in the inaugural Residential Component. On the infrastructure side, 186 managers completed 805 assessments across the Fund, Asset, and Development Asset Assessments. Together, these results offer the most comprehensive, data-driven picture of material non-financial performance across investor-owned real assets worldwide.

Real estate highlights:

  • Average Standing Investments score rose globally to 79 (+3.1 vs. 2024), while Development increased to 87.9 (+2.1). Participants in the new Residential Component achieved an average score of 80.1, outperforming residential participants in the main assessment.
  • First-year participants entered the Benchmark with an average score of 68, up 6 points from 2024, showing that new entrants are better prepared, with stronger data and management practices in place.
  • 22% of assets reporting to GRESB met ASHRAE Standard 100 for high energy efficiency, led by the Healthcare sector at 21.2% below the ASHRAE benchmark threshold.
  • Energy data coverage exceeded 75% globally for the second consecutive year, meeting the GRESB Foundation’s threshold for fair whole-building intensity evaluation and signaling market maturity.
  • The share of real estate entities with net-zero policies rose to 81.5% (up from 78.8% in 2024), while targets increased to 66.4%—a 16-point jump in just two years. Commitments leveled off slightly to 58.7%, indicating a shift from ambition to implementation.

Infrastructure highlights:

  • Average scores increased across all Infrastructure Assessments globally:
    • Fund Assessment average score rose to 91.1 (+5.6 vs. 2024)
    • Fund Development average score improved to 85.7 (+13.2 vs 2024)
    • Asset Assessment average score increased to 89.6 (+3.8 vs. 2024)
    • Development Asset Assessment average score improved to 78.4 (+17.9 vs. 2024)
  • First-year participants achieved significantly higher starting scores: Assets averaged 73.4 (up from 69 in 2024), and Funds averaged 92 (up from 86), reflecting stronger governance and alignment with GRESB Standards.
  • Participation increased notably in several key sectors: Data Infrastructure doubled at the fund level, while asset participation grew by 9% in both Data Infrastructure and Environmental Services.
  • The share of entities with net-zero policies increased to 80.4% (from 76.8% in 2024). Commitments decreased slightly to 53.6%, and targets declined modestly—largely driven by the Americas region—indicating a transition from broad pledges to focused implementation.
  • Data coverage metrics across energy, GHG, water, and waste show near-universal reporting, underscoring the industry’s efforts to provide high-quality, actionable data to investors and managers.

Collectively, these achievements reflect an industry moving from rapid growth to refinement—where GRESB participation has become an indicator of operational excellence and responsible investment maturity.
